Rental Property Information
Studio 13 is a modern, cozy, private space nestled in one of Phoenix’s beautiful historic districts, close to freeways, downtown restaurants and museums. You can walk or bike to restaurants. Studio 13 is closed off from the main house for privacy with a private entrance in rear. There is a beautiful yard with a relaxing hot tub to enjoy. Baxter is your 4 legged host, he loves laying in sun, greeting new guests, and is always up for a belly rub! Cold beer is waiting !
The space
Studio 13 is an industrial design loft space with private entrance, queen size bed downstairs, and upstairs living area with couch that can sleep one person. There is also a Queen size air mattress available. Upstairs has TV with local digital channels, Netflix, and Amazon. Downstairs there is a microwave and fridge, Induction cooktop, toaster oven, cooking utensils, cookware, and table, and outdoors there is a gas grill. There is a variety of complimentary coffee, snacks and drinks, including a cold beer to welcome you after your journey. There is a walk in shower, double sinks, large soaker tub, and toilet room. There is a beautiful backyard to enjoy, with nice patio area, several outdoor seating areas, or you can curl up in the hammock with a book after a long day sightseeing. All outdoor amenities are shared with other Airbnb.
Guest access
You have the entire studio space to yourself, outside there is a hot tub ( 24 hour notice required to use) , small deck space, hammock, and patio area, as well as outdoor grill for your use. You can park on the street, if you are able to park in front of the house that would be preferred.
Other things to note
I do have a four legged host named Baxter, he is a short hair dachshund and is a very friendly and lovable pup. When he meets people for the first time he is likely to pee a little so beware. Baxter is nursing a back injury so please don't encourage him to jump. I do have two rentals on the property so keep in mind the outdoor areas are all shared space including the bikes. There is free street parking available, please park in front of the house if possible. Hot tub requires 24 hour notice to use.

I loved my stay at Studio 13! Finding the place and checking in was super easy. The studio is quiet and well layed out. I felt at home, the bed was comfortable, and the place was clean and looked as advertised in the pictures. Street parking was available every day. Location was within minutes of restaurants and downtown. I appreciated the additional touches like the snacks, water, & guidebook. It was quite hot when I was there, but I felt like Steve kept the temperature pretty cool. If I needed a little more air I used the fan on the window AC. I do want to mention that there is no light fixture above the shower, so I recommend showering while it’s still light out or using the light from the bathroom. (Not a big deal but something I noticed.) As a woman traveling alone, I felt safe coming and going. Steve is a host that pays attention to details and I think that stands out with an Airbnb. Overall, I had a great stay and didn’t want to leave. I would absolutely stay here again!

This place was so amazing I didn’t want to leave. The atmosphere and decor, the extra ac unit to make sure it beats this heat, the cleanliness, the layout etc etc etc. All around winner of an air bnb. It was also so close to downtown and to nice restaurants and bars. The neighborhood is so nice too. The host Steve was also nice and very responsive.

We had a great stay at Studio 13! Just as described. We were greeted by the adorable Baxter as soon as we arrived. Steve was such an attentive and patient understanding host. We really enjoyed this Airbnb! Felt right at home! The shower and tub could use a good deep clean - when we used the tub, a lot of little black debris came out where the jets are and there was a dead cockroach in the shower. It looked like it had been dead for a bit. It is Phoenix so it wasn’t a big deal to us knowing that bugs can come from anywhere, but it could throw someone else off.

Steve made our stay more enjoyable. He met us when we arrived and was very friendly and welcoming. Right away he offered to help with anything. The place was just as the pictures showed. Very nice and clean. Also very cozy.
There is always this concern that the host will make the stay a bit difficult with sometimes unique requests, but this was not the case at all with Steve. it was everything and more you would expect from the host and nothing you wouldn't want.
We really enjoyed our stay. We will definitely stay there again. And for sure, we recommend it 100%

Steve's place offers great comfort in a quiet neighborhood full of architecturally interesting homes. I appreciated the fridge well-stocked with drinks, the toaster oven and microwave and snack items he provided. Good quality coffee pods! Steve is a discreet host, never intrusive yet was available for assistance. Baxter is adorable. I was pleasantly surprised by the diversity of the neighborhood and the early morning bird activity.

Studio 13 was comfy and stylish, perfect for staying close to the city but away from the crowd. The backyard is great for lounging and the inside is full of fun and practical amenities that make it easy to stay in. Lots of food and unique activities around. Would absolutely stay again!
